Aside from the fact that most lenders will require a home inspection prior to issuing a mortgage loan, it is a good idea to have a professional look at the structure and systems of your home prior to the purchase. This will help to ensure you are not buying a home with hidden issues that could potentially cost you thousands of dollars in the future.

No. We highly recommend you come to the inspection but it is not a requirement. Being present for the entire inspection will be a great benefit to you, allowing you to ask questions and see first-hand the issues your inspector finds at your home. It also gives the inspector a chance to better explain any findings to you and explain how the systems in your home work. This helps to reduce the amount of information that gets lost in translation when only reading a written report. If you can’t be present at your inspection, we will gladly talk you through all of the findings from our inspection on the phone, at whatever time is convenient for you.
Absolutely! Your home purchase is likely one of the largest purchases you will ever make. Many inspectors today will only inspect a home to the bare-minimum that is required by the State of Texas--these inspectors will come to your house with only a ladder, flashlight, clipboard and screwdriver. These same inspectors MIGHT spend an hour at your property! For obvious reasons, this is not sufficient to perform an in-depth inspection of your new home. This provides you with valuable time to think, negotiate, and make an informed decision during your option period.
